Suzanne Hankins takes a very practical approach to handling client matters, seeking the most efficient and cost-effective resolution by making an early determination on potential liability and seeking a negotiated resolution or, when necessary, litigating the matter to a successful conclusion. 

Ms. Hankins has a wealth of experience in handling real estate related matters, complex title insurance, and lien priority disputes, and prosecuting repurchase and mortgage fraud complaints on behalf of lender clients  She was responsible for litigating a $140 million mortgage fraud complaint against a mortgage broker, including the appointment of a Receiver and coordination with the US Attorney’s Office, which resulted in a significant restitutionary award for the lender client.  She has also handled major investigations into potential fraud across a portfolio of loans for lender clients, including an audit of a portfolio of loans to discern patterns of fraudulent conduct on behalf of the lender’s loan officers, underwriters, and processors.  On behalf of yet other lender clients, Suzanne has undertaken investigation and analysis of multiple straw borrowers, loan flipping and identity theft schemes to determine liability and the potential for recovery.

In addition, Ms. Hankins routinely handles mortgage origination claims including statutory claims under TILA and RESPA, predatory lending and failure to lend, fraud and suitability among others.  Since the foreclosure crisis in California, she actively supervises a high volume of mortgage servicing-related claims under the California Homeowner Bill of Rights, Unfair Competition Law, breach of contract, fraud and accounting/escrow disputes.

Ms. Hankins is a member of the Mortgage Banking Practice Group at Severson & Werson.  She also is a member of the State Bar of California, Orange County Bar Association, Mortgage Bankers Association of America and the California Mortgage Bankers Association.
